There's a $100 penalty fee for removing smoke detectors, No weapons or firearms allowed of any sort. Violators will be reported to police and the contract will be immediately terminated.
As your host, we aim to make your stay as comfortable as it can possibly be! Our mission is to help make your stay memorable. For us to do so, we would truly appreciate it if you can follow these house rules and confirm that it has been reviewed.
1.) All Guests (and any Visitors)
All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Host during their stay. Guests must notify the Host of any disputes or complaints from neighbors as soon as reasonably practicable. By booking this reservation you agree to address any complaints to the host directly and giving sufficient opportunity to rectify the situation, prior to escalating.
2.) Check-In/Checkout
Check in is 4pm. Checkout is 11am . Late checkout will incur the cost an additional night at the rate on the day of checkout b. Ensure all windows and doors are closed/ locked to maintain security and prevent rain and water damage.
3.) Cleanliness
Please leave the apartment as clean as when you found it. No trash left on countertops, bedrooms etc. After each cleaning we provide a damage report and time stamped photos. In the unfortunate event that there is an oversight related to cleanliness, please contact me in 24 hours of check in so we can make it right. d. No eating or drinking in the bedrooms, any linens stained will incur extra costs. e. There shall not be smoking inside the home nor in any of the common areas. Extra cleaning fees starting at $250 to remove odor and stains may be applied. f. Upon checkout- if cleaning is required above and beyond a normal cleaning then an additional cleaning fee of $175 will be assessed. e. If there is a delay in the next guest checking in which results in a cancellation, then Guest will be liable for Hosts loss of income.

Self parking is available at 1212 Jackson St on weekdays after 5 p.m. and all day on weekends, It's free with Merchant validation in the Exchange, Jaxon Texas Kitchen & Beer Garden, or Hawthorn.
5.) Noise and the Neighborhood
Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring units - especially during nighttime hours and upon arrival and departure. If guests are suspected of carrying and/or using illegal drugs of any kind, or if guest are suspected of doing any illegal activities, the authorities will be alerted, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY. Noise violations will result in fee of $500 plus any cost of any local violation and court fees.
6.) Functions
a. Parties, events and gatherings of any kind are strictly prohibited (W/O Host Consent) b. If Guests are found to have had a party, event or gathering without host permission guests will be responsible for extra cleaning charges and in the unfortunate event of the disruption alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY and a minimum fee of $400 will in cur.
7.) Visitors
Unregistered guest and unapproved visitors will be asked to vacate the property immediately. b. Guests are responsible for ensuring maximum visitor numbers are not exceeded; and that Visitors are complicit with these House Rules. c. Any additional overnight Visitors must be approved in advance during the booking process and are subject to an additional fee. d. If it is found that an unregistered guest has been staying overnight all guests will be asked to vacate the property immediately and a fee of $150 per additional guest will be incurred.
8.) Garbage and Recycling
a. Guests and their Visitors are to dispose of Garbage and Recycling in accordance with the usual practice at the unit (as set out below) in allocated trash cans and excess rubbish must not be left in public or common areas. Meaning all garbage must be in trash bags (food, item, bottles, etc). b. If garbage is disposed of in an improper manner a fee of $250 will be incurred plus the cost of any local violations and court fees.
9.) Security and Safety
Please do not rearrange the furniture. Any damage or theft caused by negligence of these rules will incur additional costs for repair or replacement. Tampering with the camera is strictly prohibited and will lead to us canceling the reservation.
10.) Pets
a. Pets of any kind are not permitted on the property, $500 fee will incur.
11.) Smoking
a. Smoking and drugs of any kind are not permitted anywhere on the property, $250 fee will incur.
12.) Damages
a. All Damages and Breakage must be reported to the Host as soon as reasonably practicable. Depending on the item, fees will be assessed to replace item And; b. To avoid Damages and Breakages, no furniture is to be moved.
13.) Emergency Contact Details
a. In the event of a personal emergency, always dial 911 first. b. In the event of an emergency relating to the Airbnb, your emergency contact is the Host Contact information will be provided after booking. Lastly, because this is a community not a hotel, please be respectful of the property and keep it clean before you leave.
14.) Lost Keys or Lockout
a. In the event of unfortunately losing KEYS or Fob, a $250 fee will incur. If locked out and Host has to come $150 fee will incur.
